How to Apply

Found the perfect rental property? Here’s how to apply:


Thank you for your interest in renting your next home from Grow Properties! We use a simple online application to make the process easy.

  1. Visit our "Available Homes for Rent" page and find the property you're interested in.
  2. If you haven't visited the property in person yet, click on "View Details," then "Schedule Showing" and follow the prompts.
  3. If you've seen the property and are ready to apply, click the "Apply Now" button to begin your application.

Here are some things to know before you begin:

A complete rental application is required for each proposed resident 18 years of age or older along with a $45 non-refundable fee per applicant. Each resident over the age of 18 must submit a separate rental application. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

Resident Benefit Package enrollment is required as a Grow Properties tenant, package choices are listed below in detail. Grow Properties requires that each applicant who will be residing in the unit views the unit prior to submitting an application. Sight-unseen applications will not be considered. If you have extenuating circumstances, please contact the office.

Qualification Standards

Grow Properties reviews credit history, rental history, and the ability to pay rent as a means to qualify Applicants. To qualify for the available unit, Applicants must have a minimum of:

  • Two (2) years established credit history in good standing with a minimum credit score of 650.
  • Three (3) years verifiable references from past and previous landlords.
  • Rental history from relatives, friends, co-workers or sub-letting will not be considered verifiable.
  • Gross household income of three times the monthly rent. All income must be verifiable and must have been stable for at least six (6) months.

Proof of income includes:

  • Three most recent pay stubs
  • If self-employed, two most recent tax returns and three most recent bank statements (Personal and Business)
  • Official documentation of earnings from social security, child support, alimony, or spousal support

Resident Benefits Package

The Grow Properties Management and Investments Resident Benefits Package (“RBP”) delivers savings and convenient, professional services that make taking care of your home second nature. Upon applying, the applicant has the opportunity to be enrolled and to pay the applicable cost of $40/month or $45/month (+ HVAC Quarterly Filter Deliveries), payable with rent; both packages include; credit building, identity protection, Liability insurance, and rewards program. Your RBP may include, subject to property availability or other limitations:

  • HVAC air filter delivery directly to your door approximately every 90 days
  • Liability Insurance that meets all lease requirements from an A-rated carrier
  • A resident rewards program that helps you earn rewards for paying your rent on time
  • Credit building to help boost your credit score with timely rent payments
  • $1M Identity Protection for all adult leaseholders Additional, no cost perks provided with the RBP include: - Online portal that includes access to your account, documents, communication and payment options
  • 24/7 online maintenance reporting Liability Insurance Requirements and Options: The Landlord requires Tenant to obtain liability coverage of at least $300,000 in property damage and personal liability from an A- rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request. To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into the Landlord or Property Manager’s Master Policy that satisfies the coverage requirements as part of the RBP; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice that meets the requirements set by the Landlord herein. The option Tenant chooses shall not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.

Tenant’s election shall be determined by the actions of the Tenant as provided below:

  • Option 1: Master Policy (Automatic Enrollment) – If the Tenant does not provide evidence of the required insurance coverage by the Lease commencement date, Tenant has elected to be automatically enrolled into an insurance policy as part of the RBP. Coverage will begin on the effective date of Tenant’s lease and continue throughout the term of the Lease. The monthly premium for the elected insurance policy is $14.95. Please refer to the evidence of insurance that is supplied by the insurance carrier for additional coverage details.
  • Option 2: Tenant Policy (Policy Verification Required) - Tenant has elected to find, purchase, and maintain Tenant’s policy that satisfies the Landlord’s coverage requirements. Tenant must provide evidence of the required insurance coverage by the Lease commencement date. The RBP Fee will be adjusted accordingly.

Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord. Please be sure that your policy meets the following criteria prior to submitting:

  • Policy is purchased from an A- rated carrier
  • Policy meets or exceeds the required $300,000 in property damage and personal liability
  • Grow Properties Management and Investments is listed as additional interest
  • InsuranceSupport@SecondNature.com is also listed as additional interest
  • Grow Properties Management and Investments address is listed as: PO Box 660121 Dallas, TX 75266

It is Tenant’s sole responsibility to timely pay premiums directly to the Tenant’s insurance provider to avoid cancellation of coverage. If the policy is canceled or lapses at any time during the term of the Lease, Tenant shall be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.

Cures

If the Applicant does not meet the qualification standards, in some cases, an increased security deposit or a guarantor/co-signer may be used to cure the deficiency at the sole discretion of Grow Properties. If you know you do not meet the qualification standards, please contact Grow Properties to discuss prior to submitting your application.

Bankruptcy, Eviction, Judgements, Etc.

Bankruptcy: May be cured by an increased security deposit or guarantor if the bankruptcy has been discharged and occurred at least five (5) years ago and all other current credit obligations are in good standing. If the bankruptcy is within the last five (5) years, the Applicant will not qualify.

Eviction: Applicants with unlawful detainers for any reason, will not qualify.

Judgments: Applicants with outstanding judgments will not qualify. If the Applicant pays judgment and provides proof of payment to Grow Properties, a guarantor may be required.

Guarantor Qualification Policy

Guarantors must have five (5) years of established credit history with a score of 700 or higher, verifiable monthly gross income must be at least five (5) times the monthly rent and must have been stable for at least six (6) months, and verifiable residence history of at least five (5) years.
