Now that you have chosen a rental you like, it’s time to submit an application to rent the property.
Each prospective resident over the age of 18 must submit an application and accompanying fee. The application and all supporting documents need to be submitted to our office at 3016 G Street, Sacramento 95816. You must also submit a non-refundable $30 application fee for each application.
The turnaround time for processing applications is approximately 48 hours and is dependent on the response time from your landlord(s) and employer(s). Click here for the application and instructions.
Credit and Eviction Check: Our screening process includes running a credit and eviction check on each applicant. If you have concerns regarding your credit or background information, please discuss these with us before submitting an application.
Rental History: We verify your rental history by obtaining previous landlord references. Please include rental history for at least the past five years AND at least two landlords.
Employment and Income: We require that all applicants have a monthly net income of at least two and a half times the rent for the subject property. We verify this information with your employer and also require you to submit your three most recent pay stubs as proof of income. If you are self-employed, you must include your two previous year’s tax return documents and three most recent bank statements.
Pets: Pets are negotiable on properties noted as such and will be considered with an additional deposit. We do not accept puppies, kittens, or breeds that may pose a risk to the owner or property manager.
Application Fee: Each rental application must be accompanied by a non-refundable $30 application fee and can be paid by personal check or via PayPal on our website. The PayPal application fee is $31.
